DDA makes changes to further development of urban capital

NEW DELHI: The Delhi Development Authority (DDA) approved a proposal to allow a maximum Floor Area Ratio (FAR) of 300 in an attempt to advance the development of JJ colonies (Jhuggi-jhopri) in New Delhi. The FAR will be a lucrative component with a flexible mix of uses. According to officials, the current provision of Master Plan of Delhi (MPD) 2021 renders maximum area of a lucrative use to be 40 per cent of the land area and a minimum component of the land area for residential squatters to be 60 per cent.

In a meeting of DDA, change of land use at the Integrated Freight Complex, Ghazipur, was also approved. It will be turned to utility use from commercial to facilitate setting up of a waste processing plant. It has also been decided that group housing projects will be handed over through auctions after requisite approvals from the Government of India.

In a bid to further the expansion of essential facilities at the Institute of Liver and Biliary Sciences Hospital located in Vasant Kunj, DDA has decided to change the land use of 5.7 acres from residential to public and semi-public. Land use of around 0.66 acres in Lodhi Road has also been changed from commercial and part residential to the government for the construction of Central Industrial Security Force (CISF) building at the CGO complex.

A proposal to give homebuyers an option to choose preferred flats under DDA housing scheme was also approved by Anil Baijal, Chairperson, DDA. The DDA said, “Homebuyers will be given this option on modest preferential location charges. This will be based on the unit’s floor location, corner location, facing green area or facing the main road.” It was added that no charges will be charged for the preferential location for allotment of ground floor or preferred floor to persons with disability.
