30 skyscrapers to come up in Gujarat cities; 25 in Ahmedabad

GANDHINAGAR, Gujarat: The Government of Gujarat has approved around 30 skyscrapers in Ahmedabad, Surat, Vadodara, and Gandhinagar. The state government also informed on Monday, September 2, that the local bodies generated nearly ₹1000 crore in revenue through the premium space Floor Space Index (FSI).

The state government has approved the construction of 30 skyscrapers, 25 of which will be constructed in Ahmedabad, while two buildings each will come up in Gandhinagar and Surat. In the Gift City, two tall buildings have already been constructed, and ten other buildings are under various stages of construction.

Till 2017, the maximum permissible height for a building in Gujarat was only 70 meters. However, considering the potential of vertical growth, the state government revised the building regulation to allow buildings taller than 100 meters. These tall buildings can have an FSI of 5.4. The revised building regulations, which were published on May 27, 2021, allow the construction of buildings with a maximum Floor Space Index (FSI) of 5.4. 

The premium FSI is available for the developer at 50 per cent of the ready reckoner rate. This has been done to incentivise the developers to harness the potential of vertical growth. As per the government’s information, the local bodies have earned around ₹1000 crore through this premium FSI.

The state government in its press release mentioned, “This surge in vertical development has generated significant revenue, with approximately ₹1,000 crore received by local bodies through premium FSI.”

Also, a special technical committee, under the leadership of Ashwani Kumar, Principal Secretary, Department of Urban Development, has been created to check into the feasibility of the skyscraper projects.
